That 5 star rating is wrong about XB

I did a search for a Scion part and found this. I know XB Trailer Park very well so the 5 star review here makes me respond since XB is not where Winter Visitors to Mesa should stay...we want yo to be safe while you're here and we want you to desire to return to our area again.

I run a business near XB, we fix A/Cs and we've done jobs in XB. Don't be fooled by the 5 star rating, there is at least one drugdealer at XB who has lived there for years. Women who go to his trailer have solicited my guys while they were on the job or at the bar in front of XB and one got approached at the convenience store on the corner asking him for spare change which is a common way that they lead up to asking for money for sexual relations.

The review from CyberDave that talks about the bad things at X-B Trailer Park is true. XB is known in East Mesa as a Crack/Meth place with prostitutes there, why the cops don't do something, who knows.

The 5 star review is dangerous because where there is Crack/MethAmphetamine there is crime, I've had copper stolen from my yard and off of jobs, right out of the walls. Theres an epedemic of Meth use going on here in Mesa and XB is part of the problem. Also beware of some of the motels nearby, they have alot of bad stuff there too.

The 5 star rating is from someone who either: a.) has a $ interest in XB or b.) is very naive and can't figure out what haggardly looking 40 year old or so women (who are obvious users of MethAmphetamine/Crack) visiting old men in their trailer means and what high foot traffic/multiple vehicles to a trailer in this place equals.

I'd say most likely the 5 star review was from someone who stands to benefit financially from spaces being rented at XB or knows the owners. There are plenty of other options in E. Mesa for visitors to go to. XB should only be an option for you if you yourself are a Crack/Meth user and/or you're interested in paying Crack/MethAmphetamine users for their company.

Under New Management!

Yeah it may have been bad while you were there, but the park is now under new management and actually a very nice place to stay with a good location in Mesa, AZ. Clean pool and grounds and I see nothing of the problems you mentioned? The staff is also friendly and helpful and personally I would recommend this Mobile Home Community. It has also been changed from 55 and up to an All Age Park!

This was once a nice place to live but now it is sickening.

X-B is not as good as this will lead you to believe. Most of the homes here are not up to code. There are a few D R U G dealers living here and the management (Mike) refuses to do anything about it. There are load parties that run into all hours of the night. Do not make the same mistake that we did. Do not buy a home here as you will be disappointed. They told us that everything was good in our home it just needed some paint. As it turned out the heater did not work and was red flagged by the gas dept. We were going to recarpet the living room and thats when we found out that the add-on was not up to code and they would not do any work on it. We have had so many problems here that there is too much to list here. There are lots of very nice well kept parks around here for piece of mind I would suggest that you find some where other then this dump.

• Cons: You better have luck bc it is the only thing that will help you here.
