Beware of this company, they incorrectly listed my house and had their phone systems shut off the for weekend, so the phones just rang and rang. Had someone come to my house on the weekend, when I went over to check on things and complained they couldn't get anything but a ring tone. After a week of them not being able to list my home, I canceled and they didn't refund the $150 fee. They didn't really care that I lost a week of it being on the market. BEWARE BEWARE
Horrible customer service and unfair refund of deposit. I rented a home from H & H managment that I truly loved and had lived in for 3 yrs 2 yrs prior to them taking it over. Upon deciding to move out of the home to find a less expensive place to live my family and I cleaned the home from top to bottom and even repainted the front of the home so that it was emaculent for the rental agency, We patched nail holes touched up paint and even left the perfect refrigerator and blinds that I had purchased because there were not any when I moved in. My rental deposit was for $775 of which I was only refunded $350. I was appaled and tried to dispute the ridiculous charges which fell upon deaf ears. The women that work in the office are rude condecending old bats that could care less what efforts you made to perfect the home. I would never rent from them again if you want your refund back in the end. Next time I wont be such an honest, good person.
AC emergency. It's a hot 4th of July weekend and about 113 and my AC is out for the 2nd time. Called H and H and they have NO emergency number just their regular message thing. We have NO AC and it's a 3 day weekend and we can't get these losers to send someone out because they are NOT there. This is the 2nd time it's gone out and repair guy told us it wouldn't last through the summer but still waiting on these idiots to replace the unit and now no AC or call back. I am so pissed! Oh and they didn't disclose to us that the pool pump doesn't work right. I have never had this horrible of a management company with repairs not to mention they charge you $15.00 every time they send someone out. I hate them, after this will never lease from them again! We can die in this heat!
Absolute ripp-off Company.
I lived in a place managed by H&H for 5 years.This company has no idea how to manage a property. In the last year they tacked on misc. charges without any explanation whatsoever. I called the company and spoke with the managers. They said it was for coming out for pest control,(we had a scorpion infestation) the last 4 years previous there was no charge. They charged late fees for rents that were not late, but because they said they were in was a $45.00 late fee charge. Although the month before they had also charged me erroneously and reversed the charge. They obviously have no idea what the are doing as far as their A/R and A/P.
I sent them a certified letter
stating I was going to vacate the premises in 10 days on the 15th as I was living month to month. The letter was accepted andthey informed me that the keys needed to be turned in by the 31st. Now they are charging the full rent and late fees,5 day notice fees and legal fees.Cleaning fees, electricity fees for cleaning the unit! This company is out of control and I will be rporting them to the State Attorney Generals office as well as the IRS. I believe they need to have their A/P and A/R practices and taxes reviewed.
So bottom line is stay far away from this company, as their practices are very shady! Definitely "buyer beware here" is an appropriate statement in regard to this company.

I would be horrified if I owned a place and used this management company.
They do not care for the tenants at all. Our toilet was leaking all over the floor when we moved in, and it was on a weekend so they were closed. We bought $18 worth of parts from Home Depot to fix it and prevent it from causing further damage to the property, hoping that they would deduct the cost from our rent or reemburse us. I put it on the move in sheet along with the receipt, but she said they do not reimburse. We said fine, we'd take off the parts and they could come out and fix it, but she said they would charge the $15 co-pay for the guy to come out. Ridiculous. We just saved you the cost of labor.
Oh, and then they gave us the wrong mail key, and were ABSOLUTELY NOT HELPFUL AT ALL in trying to remedy the situation. They didn't know our mailbox number (or parking space # for that matter) and wouldn't pay the $40 re-keying fee for the post office without, again, charging us $15. So we bought a lock ourselves ($6)and had to catch the mailman to replace the lock. Seriously, it's not too much to ask to provide us will a mail key and tell us where our mailbox is. It was overflowing by the time we were able to have the lock changed.
The place was absolutely filthy when we moved in. I had to use 2 bottles of CLR to clean all the rust/mildew/calcium in the bathrooms. They are lucky that we overall love the location/condo/price otherwise we would be looking for ways to get out of our lease. I hope the owner of our place reads this and finds another management company. For pete's sake, I'll rent directly from him and save him the management fee. We would take better care of it than H&H.
*They also left the realitor lock box on the door when we moved in. Nice. Now anybody can get into our apartment. We had to pay $60 to buy a new lock for the door. Sure, maybe they would have replaced it on the next business day, but we just didn't want to deal with them anymore.
Can't get any worse!. H & H management is the most incompetent business I have ever dealt with. They use an antiquated accounting system that was almost impossible to track their different add-ons and charges, they made many errors: including "forgetting" to increase rent as I requested and then making a lease for a property for less than it had rented for the year before....all errors they refused to acknowledge. They kept just saying "trust us"! I would advise "buyer beware".....there are many honest management companies out there.
